“When my wife and I made the decision to relocate to Charlotte, North Carolina, due to a job opportunity we were concerned about buying a house in a new city that we know nothing about. As most home buyers do these days, we jumped on line to start familiarizing ourselves with the Charlotte area and housing market. Initially, so many different sites came up that we did not know where to begin so we sent a few e-mails to a couple different realtors and Charlotte-based real estate websites to gain some perspective. We heard back from every site we contacted, but the site that featured Mary K Hudome and Wilkinson and Associates sparked our attention more than the others and we immediately felt comfortable. Since we have a young family, it was imperative we lived among families in a house not on a busy street. After my wife and I decided on a move date, we communicated with Mary K and she started touring us around Charlotte within days of our arrival. One thing we learned from her tour is that the internet does not tell the whole story so immediately our perspective changed. Mary K guided us through this mental transition and recommended other areas where we thought would best fit our needs. One house she shared with us appeared to be a pinch out of our price range, but encouraged us to take a look anyhow. We fell in love with it immediately and she described how we could negotiate due to the current market conditions and it very well could fall within our comfort level. We decided to move forward and make an offer, and to our surprise the buyer responded quickly with a small counter offer and we accepted. Mary K then worked on our behalf through the home inspection process to ensure when we moved in everything that was found to be repaired or replaced was completed. Additionally, Mary K served as a liaison among all the parties in a house purchase including my lender, the seller’s agent, the inspector, repair people, the title company, and closing attorney. In the end, the sale was completed on schedule and my family moved into a beautiful house near downtown Charlotte we will call home for many years to come, even as our family grows.

2010 is still  a great time for a buyer, because now they are in a positive position, to BUY!.  With the U.S. Government willing to kick in up to $8,000, you may want to act before the deadline of April 30, 2010. Let's face it, with the mortgage rates at a 50 year all time low, you would be gambling to see if it goes any lower!  As a matter of fact, most mortgage lenders are expecting it to rise soon.  The average Days on Market is 116, so inventory is taking longer to offload, and has in the last year vastly affected the price of the seller. One other indicator of things to come, is the fact, that Charlotte's Uptown Office/Commercial vacany rate (4.6%) has crept way up from the 2.3% it had going into 2009. I would suspect it will grow higher, with some new tower's about near completion. That said, for all the carnage it has endured, Charlotte is emerging from the recession as a highly desirable place to do business.! This article, says Charlotte is still #6, for economic conditions for businesses! Lets hope we get stronger for 2010, because I am sure we will be one of the first markets to fully bounce back!

The Charlotte real estate market has shown steady growth in recent years, and all evidence suggests this boom is destined to continue. Union County is now the 7th fastest growing county in the nation! Union now has the state’s second-highest median income, second only to Wake County. This is because Charlotte is the second largest financial center in the U.S., next only to N.Y.C., where many people are now coming from. Charlotte is a progressive city with "Southern charm"!  I hope to help you find a dream home and after we can sit and rock on my porch, drink some "Sweet Tea", and reminisce about our old homes. Not a fan of the sweet tea, then try this southern favorite, RC Cola and a Moonpie!

Recently, ABC Nightline did an exposé on Charlotte real estate and its explosive, constant, steady growth. Check it out — it will make you feel good for moving here, or it will make you want to move to Charlotte real soon!

Also people looking to retire need to check out South Carolina or here. Check with a tax advisor or accountant, but they allow more of a deduction on your pension. They have excellent schools (for resale value, or for a school aged family), and even lower taxes, are about a half hour from center city Charlotte, or minutes from Ballantyne.
